This chart will help you calculate your monthly principal and interest payments for both fixed and adjustable rate loans at various interest rates over 15 and 30-year terms.
Start with a purchase price. Subtract your down payment to obtain your loan amount. Divide you loan amount by 1000. Take that number and times in by the factor that coincides with your rate. The result will be the amount of your principal and interest payment.
Note- this number will not include taxes, insurance, association dues, mortgage insurance ( if applicable) or other charges.
EXAMPLE
purchase price - $220,000
20% down payment - $44,000
New Loan - $176,000
New Loan divided by 1000 - 176
Interest rate 8% (factor is 7.34 for 30year term)
176 x 7.34 = $1292
